Moving In With Fontana
From reserving your apartment to settling into your new home, our team will guide you every step of the way.
How much will it cost to move in?
1. Submit an Inquiry
Browse our list of apartments or guesthouses and choose your preferred property. Submit an inquiry, and one of our agents will contact you. Once you're ready to commit, the agent can place a 24-hour hold on the property.

2. Pay the Reservation Fee
To officially reserve the property, pay the non-refundable reservation fee within the 24-hour hold period. Once payment is confirmed by your agent, the property is secured for you. If payment isn't made within 24 hours, the property may go to someone else.
Rent will begin automatically within 21 days from the listed availability date. If you need to extend this 21-day window to 30 days, the reservation fee will increase by ¥10,000.
3. Before Check-In
Let your agent know your preferred check-in date and time, and choose your insurance option. We’ll send you a Google Calendar invitation with all move-in details and fees. We'll also set up your utility contracts in advance. If you are in Japan and want to see the apartment you can book a showing.
4. The Check-In
Visit our office to:
- Pay your move-in fees
- Provide a copy of your ID
- Sign your rental contract (download an example here)
If you’ve already emailed us your ID and paid in advance, we can meet you directly at the property or our office.
Arriving outside regular hours? Let us know and we can arrange a self check-in.
5. After Check-In
If your apartment requires gas, you'll need to be present for the Tokyo Gas setup appointment:
- Morning check-in: appointment will be scheduled for the afternoon
- Afternoon/evening check-in: appointment will be scheduled for the next morning

Transfer Within Fontana
If you'd like to move from your current Fontana apartment to another one, we're here to help. The process is similar to moving in for the first time: you'll need to pay a reservation fee for the new apartment and update or transfer your utility contracts. We’ll also assist with the move by providing a car to help transport your belongings. Plus, your security deposit from the current apartment can be applied toward your new apartment.
