Moving out from Fontana

Please make sure you complete this checklist when you move out with Fontana. We hope to see you again!

  1. Submit your move out notice at least one month in advance by email or through the google form
  2. Call to cancel utlities about 3 weeks before the check out date (not guesthouses)
  3. Throw away garbage and pack up all personal belongings
  4. Return keys and submit proof of utility account closure (we will come to your apartment for final inspection and key collection)
  5. Get your security deposit back

Your apartment should look the same during your checkout as when you checked in. Please make sure to empty your fridge and remove ice buildup in the freezer. We will collect any bedding and have it professionally cleaned.

This is the Fontana calendar. If we are busy when you need to check out or you need to checkout afterhours, contact your agent. We are open every day and you can choose a check out time between 10:30am and 4:30pm

Moving Out

Once we receive your notice to move out, please be aware that the apartment or room you are leaving will be relisted on the website and may be shown to potential tenants. We will try to inform you in advance about any scheduled viewings, but if we can't reach you, we may still show the property.

  • All garbage must be properly disposed of before your move-out date. There will be charges for garbage not disposed of correctly. If you have just a small bag of garbage that’s been sorted and cleaned since the last collection, we can handle it for you. Unsorted garbage has a fee of ¥10000 per bag.
  • Return all key copies to Fontana on your move-out day. You will not be allowed back into the apartment once your checkout is complete.
  • Submit your last utility bills to Fontana, or proof that the utility contracts are closed. 
  • Fontana will inspect the apartment before returning your deposit. If we find damage or have to remove personal items, the cost may be deducted from your deposit. Potential deductions are here
  • If you purchased large furniture and wish to leave it in the apartment, please take a picture and email us. We can accept it if it is in good condition and quality.

Check-outs take about 15 minutes to complete if there are no issues with the apartment. We will then refund your deposit right away in cash. If you cannot attend your check out between between 10:30am and 4:30pm, it will be difficult to refund your deposit.

Close your utilities (apartment check out only)

Contact the utility companies to cancel your utilities about 3 weeks before your move-out day. They offer phone support in English and other languages. Be sure to have your customer number (お客様番号) ready, which can be found on your bill. If you don't have it, you can provide your name and address instead. Once you receive your final receipts, please submit them to Fontana to ensure your deposit refund. Schedule an office utility cancellation appointment in the google form if you need help.

Your gas and electric may be combined through Tepco or Tokyo Gas, or you may get gas from Lemon Gas, or you may not have gas and your apartment is all electric. Be sure to check your bill statements to know which companies to contact.

If leaving Japan:

  • Gas: A representative will come provide a QR code for overseas payment.
  • Water: A representative will come to collect the final water bill payment in cash.
  • Electricity: Arrange for the bills to be forwarded to a friend in Japan. If you have a Japanese phone number, sign up for credit card payments.

If staying in Japan, forward bills to your new address, or follow the steps above. You can also use the moving procedures website for Tepco or Tokyo Gas if you know your moving date well ahead of time.

Your deposit will not be returned until we confirm closure of your utilities. If you lack telephone access, visit the Fontana office for phone use.
